THIS IS NOT A TRAIN PROJECT: TÜRKİYE’S NEW ECONOMIC BACKBONE IS BEING BUILT;
The Istanbul – Antalya High-Speed Train Line: Türkiye’s New Value Corridor Begins
Türkiye is approaching a new threshold in terms of infrastructure investments and high-speed train projects.
The high-speed train line extending from Istanbul to Antalya will create a new economic development corridor connecting to the Mediterranean via Eskişehir and Burdur.
When the project is completed, the travel time between Istanbul and Antalya will decrease to approximately 4.5 hours.
This is not merely a transportation project.
This is a new development roadmap in terms of real estate value appreciation, land investment, housing market mobility, and commercial real estate transformation.

What Will This Line Change?
Infrastructure investments have historically been the most powerful economic catalysts transforming real estate prices.
- When the Istanbul – Eskişehir line opened and housing prices and land values accelerated in Eskişehir,
• When the Ankara – Konya line created a new investment momentum and commercial growth in Konya,
• When Marmaray and metro lines generated a multiplier effect in Istanbul’s districts,
This new line also carries similar real estate value appreciation potential along the Eskişehir – Burdur – Antalya axis.
Eskişehir: The Strategic Node of the Central Corridor
Eskişehir already:
• Has strong industrial production,
• Possesses a young and dynamic demographic with its identity as a university city,
• Has experience with high-speed train operations,
• Is growing with investments in the defense and aviation industries.
Especially strategic investments such as TUSAŞ Engine Industries Inc. (TEI) increase the city’s qualified employment capacity.
The new high-speed train line may transform Eskişehir not only into a key hub of Anatolia but also into a logistics and investment gateway opening to the Mediterranean.
This means a new wave of demand for:
• Land investments around station areas
• New residential projects
• Commercial real estate zones
• Organized industrial expansion areas
Antalya: From Tourism City to a 12-Month Living City
Today Antalya:
• Is Türkiye’s tourism capital,
• Is on the radar of foreign investors,
• Has a strong second-home market,
• Has high international connectivity.
Easier access from Istanbul via high-speed train may trigger:
• Integration of the business world with the Mediterranean,
• The short-term rental (Airbnb) market,
• Long-term rental demand,
• The extension of the summer housing market to a 12-month cycle.
This may create new opportunities in terms of Antalya housing prices, investment-oriented apartment purchases, and tourism-focused real estate investments.
So What Should Investors Do?
Not every infrastructure project generates returns.
What generates returns is: The right location – the right timing – the right data analysis.
As Anadolu Properties, we evaluate:
• Planned station surroundings
• Zoning development areas
• Organized industrial expansion zones
• Land – housing amortization ratios
• Regional rental multipliers
• Demographic growth projections
Through data-driven real estate analysis reports.
Because investment is not made with excitement, but with analytical data and market analysis.
The Importance of Acting Early
In infrastructure projects, value appreciation generally follows this cycle:
- Pricing based on expectations begins when the project is announced.
- Gradual value increases occur during the construction phase.
- Upon completion, the accessibility advantage is permanently reflected in prices.
The highest return is achieved by early-positioned land and housing investors.
Especially land near stations, farmland investments along the development axis, and commercially zoned plots should be carefully analyzed in this process.
My CEO Note
For a real estate investor, the most critical question is:
“What will this area look like in 5 years?”
The Istanbul – Antalya high-speed train line may become one of Türkiye’s new economic development and investment corridors.
An area that is farmland today
may be 5 minutes from the station tomorrow.
A plot that seems peripheral today
may become a new commercial center tomorrow.
The investor who can read infrastructure buys the future.
Anadolu Properties Perspective
We do not see investment merely as today’s price per square meter.
We evaluate investment within the whole framework of:
- Transportation investments
• Industrial development
• Demographic growth
• Tourism mobility
• Zoning plan changes
• Regional development strategies
The Istanbul – Eskişehir – Burdur – Antalya line will be one of the strategic real estate investment axes we will closely monitor in the coming years.
Strategic Conclusion
This is not a train line.
This is a value line.
And value is always born from movement.
