For many years, the real estate sector in Türkiye has advanced with similar reflexes.
A piece of land is found. A project is developed. A price is determined. The market forms within itself.
However, the world no longer works this way.
Today, a significant portion of the most valuable companies in the global real estate market are no longer landowners, but data owners.
The real estate sector is increasingly entering a new era shaped by the Real Estate Data Economy and PropTech platforms.
In the United States, millions of people examine prices, past sales, and regional data on digital platforms before purchasing a home.
One of the strongest examples of this transformation is Zillow. Zillow is not simply a real estate website. It is a real estate data platform.
Today, the following information for millions of properties can be analyzed on a single platform:
- Historical sales prices
• Rental yield and payback period
• Regional value appreciation rates
• Neighborhood-based market trends
• Investment performance and price movements
Similarly, platforms such as Redfin and Rightmove have become not only listing platforms but also data-driven investment platforms that guide real estate markets in Europe and the United States.
So what is the situation in Türkiye?
In Türkiye, the real estate market still largely operates with information asymmetry.
Actual transaction prices are often unknown. Regional data is limited. Price formation is often shaped by listing prices and market rumors.
In recent years, there have been initiatives that have taken important steps in this area.
For example, platforms such as Endeksa have made an important start in Türkiye in terms of real estate data analytics and digital valuation.
However, three critical data areas in Türkiye are still not fully transparent:
- Actual transaction prices
• Neighborhood-based value change maps
• Regional investment performance data
At this very point, a new force that will determine the future of the real estate sector in Türkiye is emerging.
The New Power in Real Estate: Data Platforms
The new power that will determine the future of the real estate sector in Türkiye is becoming increasingly clear:
Real estate data platforms.
Within the next 10 years, the sector will largely separate into two different structures:
- Traditional real estate platforms that only publish listings
• Platforms that produce data analysis, investment reports, and real estate data science (Real Estate Data Analytics)
The second group will be the true game changers of the sector.
Because investors are no longer asking only one question:
“How much is this house?”
The real question is now:
“Will this region truly gain value?”
The answer to this question will no longer be given through assumptions, but through data analysis, investment maps, and digital real estate valuation systems.
New Transformation Areas in Türkiye’s Real Estate Sector
In the coming years, three major transformations will take place in the real estate market in Türkiye:
- The real estate data economy: Valuation processes will move beyond traditional appraisal reports and be conducted through data science, AI-supported analyses, and market modeling.
- Regional investment maps: Even within cities, different investment corridors, growth axes, and economic development zones will emerge.
- Digital valuation platforms: Investors will make decisions using data-driven real estate reports, ROI analyses, and value appreciation forecasts.

My view is this:
In the coming years, the most powerful companies in Türkiye’s real estate market will not only be those that develop land.
They will be those that manage data.
Because real estate is no longer just concrete.
Real estate also means:
- Data
• Analysis
• Investment science
• Digital valuation
• Data-driven investment decisions
And the first winners of this new economy will be those who recognize the transformation early.
The Real Question for the Future of Türkiye’s Real Estate Market
The most critical question for Türkiye’s real estate market over the next 10 years is this:
Who will shape the future of real estate?
Landowners?
Or those who manage the data?
The answer will be revealed over the next decade.
